When choosing a new home, some people decide to swap their apartment in the city center for a house in the suburbs, seeking more privacy and proximity to nature. However, it is not necessary to move out of Vilnius to have these things. A new project, "MO Garden", is planned between the Buivydiskes ponds and the Justiniškės microdistrict. This gated community of apartments with private yards will not only be close to the forest and the Buivydiskes ponds – A spacious park has been designed in its inner courtyard. "MO Garden" residents will have easy access to the Vilnius Outlet shopping center, which is being built nearby.
The name of the project, "MO Garden", was not chosen at random. The residential complex will be built on MOzūriškių Street, and its centerpiece will be a private park exclusively for the residents of the complex, featuring areas for children, relaxation, and community entertainment.
Indoor park - for integration into the natural landscape and privacy for residents
Inner yards in new residential areas have become an integral part of the common infrastructure, but in some cases, mistakes have been made in their design: excessive and constant noise due to children's play areas being too close, insufficient distances between residential buildings. As a result, residents do not have enough privacy. However, there are other solutions – the inner courtyard of "MO Garden" will be particularly spacious, with comfortable distances (22–35 m) between the apartments with courtyards opposite each other. and the space will be designed so that it is not only a place for children to play, but also a space for the community to relax. To ensure privacy, green hills will be formed next to the residents' yards, and the park will be densely planted with trees and other plants. Due to the sufficiently large internal space, the park area and the adjacent private courtyards will be bright, and the houses opposite will not block the sun. The internal park of the project is like an extension of the surrounding nature. The connection between these green areas is achieved by laying paths that reflect natural motifs and connect the park and the forest. The landscaped area in the project covers as much as 39% of the total plot area.
2 types of dwellings planned for the quarter
The A++ energy class residential area will be divided into zones: two-level four- and three-room cottages (up to 75 m2) with inner courtyards and low-rise apartment buildings with 1-4 room apartments ranging from 28 m2 to 71 m2. The four-room two-level cottages will face the forest near the Buivydiškės ponds. The three-room two-level cottages (up to 58 m2) will surround the inner garden, and the privacy of the inner courtyards will be ensured by the formed hills. In the nearby forest, convenient access to the ponds is planned, while preserving the entire existing mature forest. Three-level apartment buildings will be built on the city side, and a green area consisting of various shrubs and trees will be created parallel to the Western Bypass. For the convenience of residents, storage rooms are planned in the basement of the apartment buildings.
Housing will also be offered with full finishing
Today, when personal time is highly valued and it is difficult to find reliable contractors to do the work, buyers are increasingly looking for fully finished homes or taking advantage of the full finishing services offered by developers. Construction of "MO Garden" will begin in the fourth quarter of this year, and the first residents will already be able to move in during the second half of 2022. A total of 179 cottages and apartments will be offered, with prices starting at 1981 € per square meter.
Closer connections to the Justiniškės district in the near future
On the other side of the bypass, next to Justiniškės "Taikos" Pro-Gymnasium, the capital city municipality plans to implement a new park project open to city residents in the near future. The new park and Mozūriškių Street will be connected by a pedestrian and bicycle bridge over the Western Bypass. This will make Justiniškės much more accessible and safer, and will expand the infrastructure for residents who enjoy an active lifestyle.
