Work on coordinating the low-rise residential neighborhood near the Buivydiškių ponds in Vilnius with the city municipality and the public has been completed. Having received approval in principle, real estate development company REWO is officially presenting 179 apartments in the new neighborhood, called "MO Garden", to the market.
The name of the project was inspired by the name of the street where it will be built – Mozūriškių – and the 20-acre park designed in the inner courtyard. This unique location near a mature protected forest and the Buivydiškės ponds is being transformed into a modern district of the capital with low-rise residential buildings.
Advantages of a house while living in an apartment
MO Garden's closest neighbors are similar neighborhoods developed by the same developer. These were the first low-rise residential apartment buildings in Vilnius based on a new concept, where each apartment has a separate entrance from the outside and its own courtyard. "Such houses are very common in England, the Netherlands, and Scandinavia. The concept has proven itself in Lithuania as well, meeting people's expectations. Rationally planned 3-4 room apartments with private courtyards give the feeling of living in your own house, while costing about the same as an apartment of the same size in a high-rise building. "MO Garden" will be the fourth apartment project with courtyards that we have built," said REWO CEO Edvinas Malevskis.
The new development includes two types of residential buildings - two-level apartments with separate entrances and private yards and three-level apartment buildings.
Apartment blocks are designed with just a few apartments per floor. All apartments have the maximum privacy possible, are spaced 20-35 m apart, and have spacious terraces and balconies. Most of the newcomers will be able to enjoy a panoramic view of nature or a view of the spacious inner park.
Architecture will foster community building
The neighborhood will be richly planted with greenery and mature trees. The park designed in the inner courtyard will feature not only children's playgrounds, but also spaces for community life and walking. "We wanted to use architectural and urban planning solutions to create the conditions for a community to form. The inner private park is exactly the place where new residents will be able to meet and spend time together in a shared area," noted the project's author, Antanas Pikalovas, head of the company "Arch-1".
The architecture of the quarter is modest, dominated by calm earth tones – sand, bleached cocoa, gray. "We have experience in creating projects with similar concepts, so we have incorporated all the proven solutions into this one. The solutions chosen for the apartments planned in the project allow for the creation of a maximum sense of space – large windows reaching down to the ground leave a barely noticeable boundary between the interior and exterior spaces. Regular architectural forms make it possible to make practical use of the space when planning a home," said the architect.
Balance between nature and the city
According to E. Malevskis, the advantage of MO Garden is its concept and location: "The low-rise buildings being built between Justiniškės and Pilaitė are located in the vicinity of a mature, state-protected forest, surrounded by neighborhoods of the same type. Due to the continuity of the projects, there is a high concentration of residents of similar ages and interests, which naturally creates opportunities for a safe and harmonious neighborhood. This neighborhood, popular with new residents, has been growing rapidly in recent years, with more and more public facilities and infrastructure objects appearing, as well as well-developed transport links. The nearby Western Bypass provides convenient access to the city center and allows you to leave the city in any direction. At the same time, the surrounding area remains spacious, preserving the framework of mature nature.
MO Garden is being developed in two phases. There are 83 apartments with private yards of 58 and 75 sqm, and 96 apartments in three-level apartment buildings of 28 sqm to 71 sqm.
A total of 13.3 million € will be invested in the A++ energy class residential quarter. Construction work is scheduled to begin in the fourth quarter of this year, with the first phase of construction to be completed by the end of 2022.
