Typical example: If the amount of the housing loan granted is 90,000.00 €, the fixed annual interest rate is 3.99%, the one-time contract fee is 0 €, the contract term is 25 years, the minimum bank service fee is 1.30 € per month, the mortgage registration fee at the State Enterprise Center of Registers is 8.60 €, with 300 annuity payments, the monthly payment will be 475.00 €, the total amount payable by the borrower will be 142,766.00 €, and the annual percentage rate of the total cost of the loan will be 4.11%.
Important: The mortgaged property must be insured. Notary fees, property appraisal and insurance costs are not known to the bank and are therefore not included in the annual percentage rate of the total loan cost. The fulfillment of obligations under the credit agreement will be secured by a mortgage on real estate. If you pledge property and fail to fulfill your obligations under the credit agreement, you may lose ownership of the real estate.
If a foreign currency loan agreement is concluded, i.e. the credit is granted in a currency other than the currency of the customer's income or assets from which the credit will be repaid, or other than the currency of the customer's country of residence (EU Member State), changes in the foreign exchange rate against the euro may significantly increase the amount of the credit and the monthly installment.
