Justiniškės is expanding - residents like the other side of the Western Bypass

Justiniškės, a district in the north-west of Vilnius, has been actively growing and changing in recent years. Along with new real estate projects, public infrastructure is also being expanded, and transport links by private and public transport, on foot and by bicycle are improving. Both long-time residents of the district and clients looking for new housing in Vilnius see the development of infrastructure as an important advantage and a factor that determines their decision to buy a home here. Another important factor is the rapidly changing face of Justiniškės, where old apartment buildings are being replaced by new, low-rise houses.  

The Western Bypass, which provides convenient access, has also become the boundary between the city and nature. All you have to do is leave the old apartment buildings of Justiniškės, cross the road, and residents find themselves in a green haven, where they can enjoy the peace and quiet in the shade of mature forest trees and relax by the Buivydiškės ponds. At the same time, modern and cozy low-rise houses are being built around the newly constructed Mozūriškių Street, a friendly community of neighbors is forming, and public transport infrastructure is being developed.

Most importantly, Justiniškės has long been connected to the city center by a well-developed transport infrastructure, so you can quickly get to Konstitucijos Avenue, the Old Town, or any other district of Vilnius. Roads leading out of the city are also easily accessible," says Edvinas Malevskis, head of the real estate development company Rewo.

One of the main arguments for buyers looking for a home on the other side of the Western Bypass is the changes in the environment - the viaduct has become a direct link to the old Justiniškės, the newly paved section of Mozūriškių Street, which will soon connect with Helsinkio Street, and the planned new public transport stops, which will provide even more convenient access to other districts of Vilnius.

Along with the well-developed infrastructure, the face of Justiniškės is also changing - low-rise construction projects are being rapidly developed here, bringing together new communities, changing the social composition of the district, and, together with the emerging newcomers, improving the accessibility of services and helping to change the district beyond recognition.  

Some of the real estate projects that have been popping up in Mozūriškių Street in recent years are the successfully developed "Naujoji Anglija" and "MO Garden", which is currently attracting newcomers. According to E. Malevskis, some of the potential buyers come to see the apartments with yards, terraces and separate entrances encouraged by their friends who already live in the above-mentioned projects.

When designing the "MO Garden" low-rise housing development on Mozūriškių Street, the developers aimed to create an environment that would help people to find balance. They saw "MO Garden" as a part of Justiniškės - but new, modern, and away from the tall apartment blocks.

According to the developers, it took time for potential buyers to discover a different side of Justiniškės, where low-rise buildings and new projects prevail. However, discussions, visits to the site, and walks around the area helped them to see and appreciate these values. On the other hand, the discovery process was greatly accelerated by the emergence of new objects such as the Helsinkio Street viaduct and the "Vilnius Outlet" shopping center.

The bypass and the streets leading to it are one of the pillars of comfortable living. Rewo CEO E. Malevskis notes that this approach is in line with the plans of Vilnius City Municipality and the projects for sustainable infrastructure development in Justiniškės.

Both real estate market experts and buyers notice obvious differences between the newly developing part of Justiniškės and the old apartments in Justiniškės.
